Dear Association Members,
This email contains several news items for you, including topics for the upcoming meeting of the Board of Directors, an update on fire mitigation by Splintered Forest, and a reminder that our local bear population is stirring.
Board of Directors
The Douglass Ranch Property Owners Association Board of Directors will meet on Wednesday, April 22, at 6:00 PM. The Board of Directors invites all homeowners to attend our upcoming board meeting via Zoom. We’ll be sharing several updates that directly affect the community’s operations, finances, and long‑term planning. Topics that we will discuss include:
Design Review Committee: Rick Koth has resigned as Design Review Board Chair. We have been in discussion with another member about assuming the important role of guiding architectural reviews and helping maintain the character and property values of the neighborhood. We hope to be able to present the new chair at the meeting.
Revised 2026 Budget: We’ll present Q1 association income and expenses compared to the 2026 budget. We will also present a revised 2026 annual budget with the new DRPOA priorities, and will discuss how it supports maintenance, reserves, and future needs. The members will have an opportunity to provide input. The board expects to approve the revised budget at this meeting.
Reserve Study: During the discussions on the planned turnarounds we heard members want a professional reserve study completed. In our history, reserve studies have always been completed by community members with appropriate qualifications. However, a professional firm will have broader experience and expertise in evaluating and pricing major repairs and improvements, and can present an independent opinion of our upcoming costs. An ethical impact statement (EIS) for the reserve study is available in the meeting announcement on the website.
Board members will meet in person, and DRPOA members may attend virtually via Zoom meeting (invitation below). A meeting agenda will be presented at the start of the meeting. Time is planned for members' input.

Splintered Forest
Unfortunately, the promotional discount we enjoyed last year with Splintered Forest is not available for the current season. We had mistakenly assumed the program would automatically carry over from last year to this; however, Splintered Forest informed us that the previous implementation did not provide the necessary cost offsets to sustain the discount this year. While they’re still available and interested in helping us with identification of Rocky Mountain Pine Beetle treatment diseased trees, treatment to fight spread, and removal of trees where needed.
We are already looking ahead to next year and plan to work with Splintered Forest to offer the discount again. To make this possible, we will need to improve our coordination by scheduling all or most participating members into a single block of time.

The Bears Are Back
One of the joys of living in Douglass Ranch is the variety and amount of wildlife that we see throughout the year. With the arrival of spring, we want to remind everyone that bears are becoming active again in our area. This is the time of year when they emerge hungry and curious, so it’s important to keep trash secured, remove food attractants, and be mindful of risks to our pets. A little extra caution now helps keep both residents and wildlife safe.
